Structural assessment is an expert investigation of an existing building's structural condition - examining its current capacity, identifying deficiencies, and evaluating compliance with today's codes. Retrofitting is the engineering response: designing targeted interventions to address deficiencies and bring the structure up to current safety and code standards.

When Does a Building Need Assessment?

Visible Cracks

Diagonal or step cracks in walls, columns, or beams - particularly around openings or at joints.

Building Age 20+ Years

Condition Assessment Report

Comprehensive written report covering inspection findings, NDT results, structural analysis, deficiency summary (critical/major/minor), and recommended action plan - structured for regulatory submission.

Retrofitting Design

Engineering design of targeted structural interventions - jacketing, shear walls, base isolation, carbon fibre wrapping, grouting, or other appropriate methods. Full construction drawings and specifications provided.

Fitness Certificate

Where the building is assessed as structurally sound, or after successful retrofitting completion, we issue a structural fitness certificate for regulatory compliance, insurance, or bank financing requirements.

Retrofitting Methods We Specialise In

Column & Beam Jacketing

Increasing the cross-section of structural members with additional concrete and reinforcement - the most common and cost-effective strengthening method for RCC frames.

Shear Wall Addition

Adding new reinforced concrete shear walls to increase lateral load resistance - particularly effective for seismic retrofitting of open-frame structures.

Carbon Fibre Wrapping (CFRP)

High-strength carbon fibre composite wraps bonded to structural members to increase shear strength, flexural capacity, and ductility with minimal weight addition.

Initial Consultation

You describe the building, its history, current concerns, and purpose of assessment. We determine scope, provide a fee proposal, and confirm inspection scheduling.

Site Inspection

Our engineer visits the site to conduct a systematic visual inspection - documenting cracks, deflections, corrosion, settlement, and other distress indicators with photographs and measurement.

Non-Destructive Testing

We coordinate NDT on site - Rebound Hammer, UPV testing, and cover meter surveys - to determine in-situ concrete strength and reinforcement condition without damaging the structure.

Structural Analysis

Using collected data and as-built drawings (or our measured drawings if originals are unavailable), we model and analyse the structure - assessing current capacity against current codes and loads.

Assessment Report Issued

We issue a comprehensive condition assessment report: inspection findings, NDT results, analysis conclusions, deficiency classification, and recommended intervention strategy.

Retrofitting Design

Based on the assessment, we design the appropriate structural interventions - producing detailed construction drawings, specifications, and a bill of quantities for the contractor.

Construction Monitoring

We can monitor retrofitting works during construction - reviewing workmanship, issuing clarifications, and confirming that interventions are implemented as designed.

Fitness Certificate Issued

Upon satisfactory completion of retrofitting works, we issue a structural fitness certificate confirming the building meets current structural safety and code requirements.
